Sonari Capital buys Home2 Suites in FL

Sonari Capital Partners acquired the Home2 Suites Tampa USF from RPS Holdings in a deal facilitated by HREC Investment Advisors.

SONARI CAPITAL PARTNERS acquired the 106-key Home2 Suites Tampa USF/Busch Gardens property in Tampa, Florida. RPS Holdings sold the property in a transaction facilitated by HREC Investment Advisors.
The hotel is near Interstate 275 at the entrance to the University of South Florida, HREC said in a statement. It is also close to Busch Gardens Tampa Bay, Adventure Island, the Museum of Science and Industry, the USF Botanical Gardens, AdventHealth Tampa and the USF Sun Dome.

Ted Anka, senior vice president in HREC's Miami office, led the transaction.

Sonari said the property comes with solid in-place cash flow and sits in a market with multiple demand drivers nearby.


Tampa-based Sonari is led by managing principals Jaimin Patel and Tarun Patel and focuses on hospitality investments across the U.S. Tampa's hotel market has been picking up.

According to Colliers' Q1 2026 Florida Hospitality Report, the city's ADR increased 31.7 percent quarter over quarter to $204.69. RevPAR reached $159.37, while occupancy stood at 77.2 percent in the first quarter.

Hotel sales in Tampa rose from $28.1 million in the first quarter of 2025 to $194.7 million in the first quarter of 2026. The city has 3,227 rooms under construction and 3,900 more in planning.

Separately, Kabani Hotel Group earlier this year facilitated the $9 million sale of the 50-key voco hotel in St. Augustine, Florida.
