BRIGADE GROUP AND Bain Capital are developing a mixed-use project in Bengaluru’s Whitefield with an investment of about $232 million. The 2-million-square-foot project will also include a five-star hotel operated by an international hospitality brand.
The project will be developed through a joint venture on an 11-acre site along ITPL Main Road next to Whitefield Metro Station, Brigade said in a regulatory filing.
Whitefield is one of Bengaluru’s commercial corridors, home to global technology companies and Fortune 500 occupiers, the company said in a statement. The project is aimed at meeting demand for office space and hospitality infrastructure in Bengaluru’s technology corridors.

Sarit Chopra, a Bain Capital partner, said Whitefield is supported by occupier demand, infrastructure connectivity and long-term growth.
“We are pleased to partner with Brigade Group on a development that brings together office and hospitality in a supply-constrained location,” he said.
The joint venture expands Brigade’s commercial development portfolio in Bengaluru and aligns with its strategy of partnering with institutional capital to deliver large-scale assets.
The investment also reflects Bain Capital’s broader activity in India, where the firm has expanded its real estate presence through asset-backed opportunities and partnerships.
Bengaluru-based real estate firm Brigade is led by Executive Chairman M.R. Jaishankar, while Boston-based global investment firm Bain Capital is led by Managing Partner David Gross.
Hyatt Hotels Corp. recently signed Brigade Hotel Ventures Ltd. and BCV Developers Pvt. Ltd., part of Brigade Group, for two South India properties: Grand Hyatt Chennai ECR in Chennai and Hyatt House Bengaluru Devanahalli in Bengaluru.
