JUNIPER HOTELS LTD. will invest about $89.1 million to develop a 550-key five-star hotel in Dwarka, New Delhi. The project is expected to be completed by 2030, taking the company’s New Delhi portfolio to about 1,000 keys.
Juniper, a partnership between Saraf Hotels and Hyatt Hotels Corp., executed a license deed with the Delhi Development Authority through its wholly owned subsidiary, Juniper Hospitality Assets Private Ltd. The project is expected to attract more than $104.8 million in capital investment and create about 800 direct jobs.
The property is planned to be developed and operated in partnership with Hyatt under the Grand Hyatt brand, the DDA said in a statement, according to PTI.
The agreement was signed on Aug. 12 in the presence of DDA Vice Chairman N. Saravana Kumar. Juniper Hotels Chairman and Managing Director Arun K. Saraf and President Amit Saraf represented the company.
The hotel will overlook the DDA Dwarka Golf Course and be close to Yashobhoomi Convention Centre and Dwarka Sports Complex. The site is also opposite the proposed Diplomatic Enclave, positioning the hotel to serve business, convention and diplomatic demand.
The hotel will be developed under a 55-year license. The DDA expects the project to generate more than $628.8 million in revenue over the license period. The site is expected to be handed over to Juniper soon.
The project is one of four special license-fee developments auctioned by the DDA over the past year and the first for which the authority has executed a licensing agreement. The DDA said the hotel will add five-star hotel rooms in Delhi-NCR and serve business travelers, convention visitors, tourists and golfers.
Juniper operates seven hotels with 1,895 keys, including 245 serviced apartments. It is scheduled to open the 235-room Westin Bengaluru in October 2026 and has five other greenfield projects under development.
With the Dwarka hotel and completion of its ongoing projects, Juniper expects to have 12 hotels. The company is also evaluating acquisitions and other opportunities as it targets about 3,900 keys by fiscal 2031.
Separately, Marriott International opened the 106-key Courtyard by Marriott Ghaziabad in Uttar Pradesh, India.
