HIRANANDANI COMMUNITIES AND the Fern Hotels & Resorts signed The Fern Habitat Alibaug, Series by Marriott International. The 150-key project at Hiranandani Sands in Alibaug, Maharashtra, India, is set to open in June 2030.
The development will combine residences with managed hospitality for leisure travelers, extended-stay guests and families, the companies said in a statement. It will feature studios, one-bedroom and two-bedroom residences, plus an all-day dining restaurant, fitness center, pool and spa.
The Fern will manage operations, with the property operating under Marriott’s Series by Marriott brand and incorporating the group’s environmental practices, the statement said. The property will use eco-sensitive practices and provide short- and extended-stay accommodations within Hiranandani Sands.
“Alibaug is already an established tourism and hospitality destination. With improving connectivity and infrastructure, it is now evolving into a year-round lifestyle and real estate destination, creating a natural bridge between leisure, hospitality and long-term living,” said Niranjan Hiranandani, Hiranandani Communities’ managing director. “This partnership is our commitment to being part of that evolution – for our residents, for guests, and for the local community that will grow alongside it.”
Kiran Andicot, Marriott International’s senior vice president for South Asia, said the signing expands the Series by Marriott portfolio with an apartment-style offering for travelers seeking a global brand and extended-stay accommodations.
“The property is designed to meet the evolving needs of guests whether traveling for a short getaway or an extended stay,” he said.
The partnership combines real estate with hotel services in Alibaug, a year-round leisure market. The destination is connected to Mumbai by jetty and Ro-Ro ferry services.

In August, the World Travel & Tourism Council unveiled seven principles to help destinations manage tourism growth. The framework measures success through resident well-being, resilience and value for local communities, alongside visitor growth.
