PEACHTREE GROUP ORIGINATED a $12.75 million bridge loan for The Barn Hotel, a 70-room property within The Barn Resort in Gettysburg, Pennsylvania. The 12-month, interest-only loan refinances existing property debt.

The Atlanta-based firm plans to originate another $31.2 million in U.S. Department of Agriculture Business & Industry and Commercial Property Assessed Clean Energy financing. The proceeds would repay the bridge loan and fund the hotel’s completion, Peachtree said in a statement.

“This transaction demonstrates how we can bring together multiple financing capabilities to address a borrower’s needs throughout the investment lifecycle,” said Jared Schlosser, Peachtree's head of originations and C-PACE. “The bridge loan provides the capital needed today, while our USDA and C-PACE capabilities create a pathway to longer-term financing that supports the property’s completion. Rather than treating these as separate transactions, we can structure a coordinated financing solution from the outset.”

The planned takeout comprises a $25 million USDA B&I loan and $6.2 million in C-PACE financing. Both loans would be originated through Peachtree’s lending platform, subject to applicable approvals and closing conditions.

The permanent financing would repay the bridge loan and fund interior construction of 70 guestrooms across the third through fifth floors of the existing 130,000-square-foot building. The financing would support completion of the hotel’s guestroom space.

USDA B&I financing, backed by the U.S. Department of Agriculture’s loan guarantee program, helps eligible businesses in rural communities finance real estate, expansion and other qualifying investments. Approved lenders provide financing to support business development and job creation in eligible markets.

C-PACE financing provides long-term, fixed-rate capital for qualifying building improvements, including energy efficiency and water conservation projects. Repayment terms can extend up to 35 years, depending on state regulations, allowing property owners to spread improvement costs over time and potentially reduce reliance on conventional debt and equity.

The programs can serve complementary roles in a commercial real estate capital structure. USDA B&I can support broader business and project financing needs, while C-PACE can fund qualifying building improvements.

Zach Chandler, Peachtree’s senior vice president of strategy for government lending, said USDA B&I financing is an overlooked capital source for commercial real estate projects in eligible rural communities.

“When combined with C-PACE, it can provide a compelling, long-term financing solution for hospitality and commercial real estate developments that might otherwise face limited conventional lending options," he said. "This transaction illustrates how we can use these programs to support business expansion, encourage private investment and create economic opportunities in rural markets.”

Peachtree did not name the borrower or disclose the bridge loan’s interest rate, the amount of debt refinanced or a completion date.

The transaction follows Peachtree’s Oct. 13 announcement that it had completed about $524 million in government-enabled financing in 2026. The firm also reported about $2.2 billion in private credit activity so far this year.

Peachtree is a vertically integrated investment management firm focused on opportunities in dislocated markets, anchored by commercial real estate. It manages billions of dollars in capital across acquisitions, development and lending, along with related services.

The company is led by Principal and CEO Greg Friedman; Principal and CFO Jatin Desai and Principal Mitul Patel. Its capabilities include credit, equity, development, asset management and property management.
