  • Hotel loan originations totaled $1.1 billion.
  • SBA 7(a) lending supported 10 hotel loans in seven states.

PEACHTREE GROUP COMPLETED approximately $2.2 billion in private credit activity year-to-date in 2026. This included approximately $524 million in financing through Small Business Administration (SBA) 7(a) and Commercial Property Assessed Clean Energy programs.

The firm is expanding its credit platform to offer borrowers more financing options, including U.S. Department of Agriculture Business & Industry financing for eligible rural businesses and real estate transactions, Peachtree said in a statement.

“Borrowers are navigating a market in which the right capital is not always available through a single conventional lending channel,” said Greg Friedman, Peachtree’s managing principal and CEO. “Our objective is to bring the appropriate tools to each transaction, whether institutional private credit, SBA financing, C-PACE, USDA B&I or a combination of those solutions, so capital can be structured around the opportunity.”

The company originated approximately $1.1 billion in hotel loans in 2026, the statement said. The loans ranged from SBA 7(a) financing below $1 million to transactions involving USDA B&I and C-PACE programs and institutional loans exceeding $100 million.

Peachtree added SBA 7(a) lending to its credit platform in 2026 to finance smaller transactions. The firm has completed 15 SBA 7(a) loans totaling approximately $28 million, including 10 hotel loans totaling approximately $21 million across seven states. The hotel loans have supported branded and independent properties and conversions.

Brent LeBlanc, Peachtree’s executive vice president of business development, said a large part of the hotel market needs financing that conventional lenders do not offer.

“Having multiple financing capabilities allows us to serve borrowers at different stages from entrepreneurs acquiring their first hotel to experienced owners expanding their portfolios and institutional sponsors executing much larger transactions,” he said.

Peachtree’s government-enabled financing includes SBA 7(a) loans originated through First Western SBLC, C-PACE financing through state and local programs and USDA B&I-guaranteed financing for eligible rural businesses and real estate projects, the company said. These programs allow the firm to structure financing around borrowers’ and properties’ needs.

“Each program addresses a distinct capital need, but the value of our platform is the ability to consider them together,” said Jared Schlosser, Peachtree’s head of originations and C-PACE. “We have already demonstrated that by layering C-PACE with USDA B&I financing, allowing us to address different needs within the same transaction. That flexibility gives us more ways to structure capital around the asset, the borrower and the business plan.”

In August, Peachtree expanded its Delaware Statutory Trust (DST) platform with two acquisitions offering 1031 exchange-eligible investments to accredited investors. The acquisitions brought the total value of its DST offerings to approximately $525 million.

Atlanta-based Peachtree offers credit, equity, development, asset management and property management services. Friedman leads the firm alongside Principal and CFO Jatin Desai and Principal Mitul Patel.
