HOTEL ENTREPRENEUR VIJAYKUMAR Patel will develop a new Studio 6 Plus property in Marshall, Illinois. Construction is expected to begin in the second quarter of 2027.

Patel operated businesses in retail, restaurants, sales and technology in the U.K. before moving to the U.S. in 2021 and entering the hospitality industry, G6 Hospitality said in a statement. He also has experience designing property management systems.

Located along Interstate 70, Marshall serves travelers between Illinois and Indiana. The project marks Patel’s first move from acquiring existing hotels to developing a new property.

“My background in information technology and experience as a hotel operator have shaped what I look for in an investment,” Patel said. “Studio 6 Plus stood out for the way it integrates technology into the guest experience and day-to-day operations. Features such as digital check-in and a streamlined staffing model are designed to reduce costs and improve efficiency, which made the concept a strong fit for my first new-construction hotel.”

Introduced in April 2026, Studio 6 Plus is a new-construction extended-stay concept featuring guest rooms with full kitchens, living spaces, digital check-in and personalized Ambassador service. The model is designed to improve operating efficiency and support long-term owner profitability.

Nikhil Heda, G6 country head, said the company seeks owners with local market knowledge and a long-term commitment to Studio 6 Plus.

“We see opportunities in emerging markets like Marshall to meet demand for comfortable, affordable extended stays,” he said.

“When we developed Studio 6 Plus, we looked at every element, from building design and durable materials to day-to-day operations, to create a more efficient operating model without compromising the guest experience,” said Krishna Paliwal, G6 president of midscale and extended stay. “Vijay understands that approach, and we’re excited to work with him on this next chapter in Marshall.”

Natson Hotel Group plans to open 18 Studio 6 Plus properties across the U.S., with the first openings expected in early 2027. Separately, Kautilya Group will develop five properties, including two in the Hartford, Connecticut, market.

G6, parent of Motel 6 and Studio 6, operates nearly 1,500 economy lodging locations in the U.S. and Canada. The company is part of PRISM, led by Chairman Ritesh Agarwal, who is also its CEO.

PRISM recently cut its planned initial public offering to $354.65 million from $702.22 million proposed in an earlier filing.
