KAUTILYA GROUP WILL develop five Studio 6 Plus hotels. The deal marks the brand's entry into the Northeast, with two hotels planned for the Hartford, Connecticut, market.
The two Hartford properties are in planning, with construction set to begin in the first quarter of 2027, G6 Hospitality, Studio 6 Plus’s parent company, said in a statement. The remaining three locations will be announced as plans advance.
Each Kautilya property will have 118 guestrooms across four floors, G6 said. The hotels will offer king rooms, double-queen rooms and suites with full kitchens, storage and living areas for extended-stay guests.
"What attracted us to Studio 6 Plus is that the brand has been designed with the owner's economics in mind from the beginning," said Gary Patel, Kautilya chairman and CEO. "This is a purpose-built new-construction product with an efficient design, a lean operating model and a strong focus on durability and long-term profitability."
G6 introduced the brand in April, less than five months before the Kautilya agreement, the statement said. The pipeline grew after an 18-hotel development agreement with Natson Hotel Group in May. The five-hotel agreement brings Studio 6 Plus's development pipeline to 25 properties.
Krishna Paliwal, G6 president of midscale and extended stay, said the brand was designed to help owners build and operate extended-stay hotels efficiently.
G6 designed the brand for longer-stay travelers, with a focus on operating efficiency and franchisee economics, the statement said. The hotels will use an interior-corridor layout and a lobby and arrival process built for efficient operations, with digital check-in handling routine transactions and an ambassador assisting guests.
Patel said Kautilya also valued G6's franchise economics, including a fee structure tied to business generated through the brand rather than fees on reservations from third-party online travel agencies.
"Transparency and owner profitability were important factors in the agreement," he said.
Kautilya, led by Vinita Patel along with Gary Patel, entered the hotel business in 2000 by acquiring a hotel in Virginia. It expanded into Connecticut in 2005 and now owns, develops and manages hotels across the Northeast and Midwest.
G6, parent of Motel 6, Studio 6 and Studio 6 Plus, is led by Chairman Ritesh Agarwal, who is also CEO of PRISM. It operates nearly 1,500 locations under the Motel 6 and Studio 6 Extended Stay brands in the U.S. and Canada.
