FINE ACERS GROUP aims to generate more than $10.4 million in revenue from the Delhi-NCR market as it expands in North India. The luxury resort developer opened an office in Gurugram to serve as its regional hub.
Rahool Macarius, Wyndham Hotels & Resorts’ market managing director for Eurasia, inaugurated the office in the presence of investors and industry stakeholders. Jaipur-based Fine Acers is led by Founder and Managing Director Dinesh Yadav.
In February, Wyndham and Fine Acers launched the Dolce by Wyndham brand in India with two properties in Goa and Udaipur, Rajasthan, due to open in 2030.
"Delhi-NCR has emerged as one of India's strongest markets for luxury real estate investments, with growing demand for professionally managed, experience-led assets,” said Yadav. “Our sale-and-leaseback model offers investors the opportunity to own resort residences while benefiting from professionally managed hospitality operations and rental returns. Establishing a presence in Gurugram allows us to be closer to our investors and strengthen our presence in North India."
Fine Acers' business model combines branded hotel partnerships, managed operations and resort development, the statement said. Under its sale-and-leaseback model, buyers own branded resort residences and lease them to a hospitality operator, removing the burden of managing a holiday home while generating rental income.
Yadav said the Gurugram office was the company's second long-term infrastructure investment after the announcement of its London office.
"We are expecting more than $10.4 million in revenue from the Delhi-NCR market," he said.
The expansion comes amid growing demand for branded residences, managed holiday homes and income-generating investment properties, the statement said. It attributed the trend to changing investor preferences for professionally managed real estate assets.
The Gurugram office will help expand the company's investor network in North India and showcase its branded resort developments and sale-and-leaseback investment model.
In March, Fine Acers announced plans to open five properties in tourist destinations over the next three years.
