Hotels can use underused parking as revenue stream

HOTEL SOFTWARE PROVIDERS Ocra and Actabl announced a new revenue management system for hotel parking. The new platform will use artificial intelligence to help hotel operators generate additional revenue from unused parking spaces.

Hotel parking generates margins of 70 to 80 percent with little to no capital expenditure, according to Ocra, which puts it ahead of other hotel revenue streams like food and beverage or spa services, the companies said in a statement. The problem is that most hotels treat parking as a fixed item on their books rather than something that can be actively managed and optimized, partly because they do not have the tools or the team to do it.

"From my two decades in hotel operations and development, I know that parking is too often reduced to a single, static line item on a P&L when it should be treated as a dynamic profit center," said James Hansen, Ocra , head of partnerships. "By partnering with Actabl, we are making it easier than ever for leading hotel groups to apply the same rigorous revenue management to parking as they do to their rooms."


Ocra's parking revenue management platform allows hotels to list a portion of their parking inventory on digital marketplaces such as SpotHero, ParkWhiz and Airport Parking Reservations. Ocra manages pricing and inventory for those listings while reserving parking spaces for hotel guests and staff. Hotels retain revenue from guest parking, while Ocra receives a share of the revenue generated through its platform.

Marianne Nichols, director of partnerships and strategic alliances at Actabl, said OCRA helps hotels generate more revenue from unused parking spaces, supporting Actabl's goal of improving financial performance through better business insights.

The Chicago-based company, founded by Ethan Glass and Nate Dunning, has raised $10 million in funding and works with hotel groups including MCR, Starwood Capital Group, Aimbridge Hospitality and Concord Hospitality. In 2025, Ocra generated $28 million in incremental net revenue across more than 25 hotel groups at 118 properties.

Separately, Actabl received a U.S. patent for its technology that standardizes hotel data from different systems using machine learning.
