WYNDHAM HOTELS & RESORTS launched Homes & Havens, extending its Wyndham Rewards loyalty program into vacation rentals as short-term rentals take a larger share of leisure travel. The platform opens with nearly 800 professionally managed homes and villas in the U.S., the Caribbean, Mexico and Europe.
The collection, announced Oct. 29, lets Wyndham Rewards’ about 129 million members earn and redeem points beyond hotels. Wyndham expects hundreds more properties, including cabins, yurts and tiny homes, to join in the coming months.
“No two trips are the same, and the best rewards programs should reflect that,” said Michael Shiwdin, Wyndham group vice president of integrated marketing, loyalty and digital. “Homes & Havens is one more step in creating a fully immersive travel rewards experience, one designed to meet members wherever their journey takes them.”
How it works

Wyndham built the platform through new partnerships with independent property management and hospitality companies, including Brightwild, Simpson Travel, StayTerra and Thousand Trails. Properties range from homes in the Florida Keys and ski rentals in the Rockies to private villas in St. Barts and retreats overlooking the Mediterranean. Depending on the property, amenities may include private pools and extra space for families and groups.
Members earn five points per U.S. dollar spent on qualified bookings, and qualified nights count toward the next membership level. Award stays start at 15,000 points per bedroom, per night, with additional tiers at 30,000 and 45,000 points. The tier depends on the nightly rate per bedroom. Wyndham plans to add a 5,000-point tier as the collection expands.
Members must contact Wyndham Rewards Member Services at least 60 days in advance to book award stays. Points cover the base rate only, not taxes, cleaning fees or other mandatory charges, and not all properties qualify. Some villas require an online reservation request followed by contact from a reservation specialist.
Market context

The launch taps a segment that is outpacing hotels. Phocuswright’s August 2026 report, Global Short-Term Rentals 2026, puts worldwide short-term rental gross bookings at $219.9 billion in 2025 and projects $270.6 billion by 2029, a 5.3 percent compound annual growth rate.
The report found that 30 percent of U.S. leisure travelers stayed in a short-term rental on their most recent trip in 2024-25, up from 24 percent in 2023-24. North American short-term rental gross bookings rose 4 percent to $78 billion in 2025, while U.S. hotel bookings grew 1 percent.
Phocuswright cites tighter regulation, shifting booking platforms and traveler expectations around trust, consistency and value as forces reshaping the sector. For property owners and developers, a partnership with Wyndham offers access to an established loyalty audience. Results will depend on booking demand, fees, operating costs and partnership terms, and a partnership does not replace professional management, regulatory compliance or a reliable guest experience.
Homes & Havens joins other recent Wyndham Rewards additions: the Wyndham Rewards Insider travel subscription, a refreshed lineup of Wyndham Rewards Earner credit cards and Wyndham Rewards Experiences, which offers access to sports, music and festival events. Properties and booking details are at WyndhamRewards.com/HomesandHavens.
Separately, BWH Hotels is consolidating its more than 4,000 hotels across 100 countries under the WorldHotels masterbrand, bringing its 18 brands together. It will also combine its loyalty programs under WorldHotels Rewards, launching Jan. 5, 2027.
