DALLAS LED THE top five U.S. hotel construction pipelines at the end of the second quarter with 183 projects and 22,840 rooms, according to Lodging Econometrics. Atlanta followed with 157 projects and 17,423 rooms.
LE's "Q2 2026 U.S. Construction Pipeline Trend Report" showed the U.S. hotel construction pipeline totaled 5,975 projects and 703,001 rooms at the end of the second quarter, including 1,081 projects and 133,216 rooms under construction.
Nashville, Tennessee, ranked third with 122 projects and 16,281 rooms among the top five markets, followed by Austin, Texas, with 116 projects and 13,875 rooms and Phoenix, with 115 projects and 16,136 rooms. The report also showed record-high pipeline totals in Indianapolis with 76 projects and 8,557 rooms, Tampa, Florida, with 61 projects and 8,370 rooms, St. Louis with 59 projects and 6,373 rooms, and Oahu Island, Hawaii, with 11 projects and 2,850 rooms.
Dallas led U.S. markets under construction with 38 hotel projects and 4,184 rooms, followed by Phoenix with 31 projects and 4,621 rooms. New York ranked third with 29 projects and 5,811 rooms, while Atlanta and Indianapolis tied with 22 projects each, totaling 3,020 and 2,311 rooms, respectively.
It also led markets for projects scheduled to start in the next 12 months with 68 projects and 7,885 rooms. Atlanta followed with 61 projects and 6,761 rooms, Austin with 59 projects and 6,542 rooms, Nashville with 49 projects and 6,623 rooms, and the Inland Empire, California, with 43 projects and 4,545 rooms.
Dallas remained the leader in early planning with 77 hotel projects and 10,771 rooms. Atlanta followed with 74 projects and 8,351 rooms. Inland Empire and Orlando, Florida, tied with 54 projects each, totaling 12,587 and 5,474 rooms, respectively, while Nashville ranked fifth with 53 projects and 7,023 rooms.
New York led new hotel project announcements with 11 projects and 2,296 rooms. Tampa followed with 9 projects and 902 rooms, while Phoenix and Orlando each had 8 projects, totaling 1,641 and 1,292 rooms, respectively. Nashville had 7 projects and 844 rooms.
Houston led U.S. renovation and conversion projects with 35 projects and 4,841 rooms, followed by the Washington, DC-MD-VA market with 33 projects and 4,669 rooms, San Antonio with 32 projects and 3,041 rooms, and Chicago and Atlanta with 31 projects each, totaling 5,732 and 5,258 rooms, respectively.
Phoenix led the 2026 forecast for new hotel openings with 26 projects and 3,615 rooms. New York and Dallas followed with 20 projects each, totaling 3,079 and 2,332 rooms, respectively. Inland Empire had 12 projects and 1,024 rooms, while Austin had 11 projects and 1,573 rooms.
Dallas is forecast to lead 2027 new hotel openings with 27 projects and 2,486 rooms, followed by Atlanta with 22 projects and 2,145 rooms. Phoenix and Nashville each have 16 projects, totaling 1,989 and 1,853 rooms, respectively, while Indianapolis has 15 projects and 2,154 rooms.
Atlanta is forecast to lead 2028 new hotel openings with 25 projects and 2,345 rooms, followed by Dallas with 19 projects and 2,042 rooms. St. Louis, Austin and Memphis, Tennessee, each have 14 projects, totaling 1,438, 1,344 and 1,233 rooms, respectively.
