The project includes a 200-key hotel, premium retail and branded residences. Alivaa Hotels & Resorts will manage the hotel under a 29-year master lease with a 12-year lock-in period.
CLS also introduced its Hospitality Investment Plan, allowing individual investors to own professionally managed hospitality units without handling day-to-day operations. Under the build-sell-leaseback model, investors own the hotel units while Alivaa manages operations and maintenance, CLS said in a statement.
The project is close to Kharadi, Magarpatta City, Hadapsar, Kalyani Nagar, Viman Nagar, EON IT Park, World Trade Center Pune and Pune International Airport. East Pune has seen steady growth in corporate travel, Global Capability Centers, IT services and extended-stay demand.
CLS, a subsidiary of Bengaluru-based DivyaSree Group, is a managed living company focused on co-living and student housing.
"With this project, we are entering the sector through a professionally managed mixed-use development,” said Jai Kishan Challa, CLS founder. “We are introducing the Hospitality Investment Plan as a structured framework that enables investors to participate in professionally managed hospitality assets without the complexities of operating them.”
Vijay Advani, Arista director, said the partnership with CLS combines local expertise and project planning to meet the needs of investors and business travelers.
