PEACHTREE GROUP ORIGINATED $18 million to support the acquisition and renovation of the 78-key Byways Hospitality hotel portfolio in Alpine and Fort Davis, Texas. The portfolio includes the 27-key Holland Hotel, to be expanded to 28 keys, the 30-key Hotel Limpia and the 21-key Maverick Inn.
The financing plan includes $12 million in bridge financing and $6 million in Commercial Property Assessed Clean Energy financing. It uses Peachtree’s U.S. Department of Agriculture Business & Industry lending program to fund the portfolio after renovations, the company said in a statement.
C-PACE financing supports energy and resiliency improvements, lowering cost of capital and improving returns. Together, the sources reflect Peachtree’s expansion of its government-guaranteed lending platform and its ability to structure across the capital stack.
“This transaction demonstrates how we are leveraging our USDA lending platform alongside C-PACE financing to deliver a capital solution,” said Zach Chandler, Peachtree’s senior vice president for strategy and government lending. “By integrating government-guaranteed lending into our broader credit strategy, we support both the repositioning of these assets and their long-term financing needs.”
Peachtree’s USDA platform originates and structures government-guaranteed loans that provide borrowers access to long-term capital where traditional lending is limited, the statement said. The USDA B&I program supports business and real estate investment in rural communities, offering higher leverage, competitive rates and longer amortization periods that improve project feasibility and capital efficiency.
The Byways portfolio is in USDA-eligible markets with populations under 50,000, the company said. The program allows up to 80 percent loan-to-value and terms up to 30 years. After completion, the hotels are expected to preserve about 30 full-time jobs and create 25 positions, while improvements are expected to increase the local tax base.
Atlanta-based Peachtree is led by Principal and CEO Greg Friedman, Principal and CFO Jatin Desai and Principal Mitul Patel.
“Our USDA lending platform lets us offer long-term financing in markets that traditional lenders often miss,” said Friedman. “By combining government-backed lending with other credit options, we create solutions that fit both the borrower’s needs and the property’s strengths.”
Built between 1912 and 1928, the three hotels are part of West Texas’s culture and architecture. Hotel Limpia in Fort Davis is a full-service property across several buildings with on-site food and beverage. The Holland Hotel, a Recorded Texas Historic Landmark in downtown Alpine, will be renovated with a new restaurant layout and added amenities. The Maverick Inn is a motor lodge with updated rooms.
The Big Bend National Park region has seen increased development driven by tourism demand, Peachtree said. The hotels are near Sul Ross State University, McDonald Observatory and local healthcare facilities. Alpine is the region’s center for business and education, while Fort Davis draws heritage tourism and is part of the Greater Big Bend International Dark Sky Reserve.
