TMGOC VENTURES BROKE ground on the 168-key Ritz-Carlton Savannah Downtown at the Savannah Skyscraper. The hotel is set to open in the first quarter of 2028.

The Savannah Historic Board of Review approved the project in fall 2023, TMGOC said in a statement. The hotel will be operated by The Ritz-Carlton, part of Marriott International, and will include a pool, a 5,000-square-foot spa and wellness center, and more than 5,000 square feet of meeting space.


TMGOC, a real estate and development private equity firm in Boca Raton, Florida, is led by founders and managing partners Sunju Patel and Glenn Alba.

“Bringing the first Ritz-Carlton to Savannah is a transformative moment for the city’s skyline and a defining milestone for TMGOC Ventures,” said Patel. “We are proud to serve as the bridge between Savannah’s historic legacy and its future as a global luxury destination. By revitalizing the iconic ‘Savannah Skyscraper,’ we are delivering an experience that honors the past while setting a new standard for the city.”

Alba said creating Savannah’s luxury hotel destination, which sets a new market standard and serves the community, is a priority.

“Savannah’s appeal as a travel destination is well recognized and this hotel is designed to meet the growing demand for both leisure and business travel,” he said. “We’re excited to collaborate with The Ritz-Carlton to deliver an experience that combines service, amenities and the energy of the city.”

Martin Brudnizki Design Studio, based in New York and London and Studio Mc+G Architecture, based in Miami, will oversee the design process.

MBDS said the design will merge heritage and modernity, using materials, textures and custom detailing to create a Savannah-focused experience.

It is an honor to bring this sensibility to Savannah and design for hosts who share our vision of creating spaces that deliver memorable experiences in a city with a rich history.”

Jake Pinsof, Marriott’s VP for development, said the project is an important addition to the portfolio and marks a milestone for The Ritz-Carlton Savannah Downtown.

“We look forward to working with TMGOC to introduce The Ritz-Carlton’s service to one of the South’s storied destinations, delivering an experience that celebrates Savannah’s history while upholding the brand’s standards,” he said.

In December, TMGOC and Ad Astra Capital acquired the 162-key Home2 Suites by Hilton in Fort Worth, Texas. The hotel will be managed by TMGOC partner Lexima Lodging.
