- Raga, Kalyan acquired Pennsylvania hotel.
- Two acres near the hotel are planned for redevelopment.
- Hunter Advisors brokered the deal.
Kalyan will manage the hotel, with renovation work expected to begin in 2027, the company said in a statement.
The four-story hotel opened in 2005 along the Monongahela River. Amenities include a fitness center, a business center and about 1,000 square feet of meeting space across two rooms, Hunter said.
The hotel is part of The Waterfront, an open-air complex with shops, restaurants and entertainment. The site was once part of the Homestead Steel Works, which Andrew Carnegie acquired in 1883. Nearby landmarks include 250-foot smokestacks, the Pump House, a gantry crane, a Dinkey engine and a 12,000-ton press.
Virginia-based Kalyan is led by founder and CEO Nick Patel.
“We see tremendous opportunity in this property and look forward to building upon its existing strengths while continuing to deliver an exceptional experience for our guests,” Patel said.
David Perrin, Hunter senior vice president, said the transaction showed the value of long-term relationships between the parties.
“Alongside Raga, Kalyan is acquiring a well-located, Marriott-branded asset at the center of The Waterfront’s continued reinvestment with Pittsburgh’s deep medical, university and technology demand providing a strong foundation for long-term growth,” Perrin said.
The area is seeing new investment. AMC Waterfront 22 completed a multimillion-dollar renovation in November 2025 and signed a long-term lease extension. About two acres between the theater and Costco are planned for multifamily and commercial redevelopment, directly across from the hotel.
Kennywood, which attracts about 1.2 million visitors a year and Downtown Pittsburgh are nearby. The market also benefits from major employers and universities, including UPMC, which employs more than 100,000 people, the University of Pittsburgh and Carnegie Mellon University, known for its work in technology and robotics.
Hunter recently brokered the sale of two Marriott-branded hotels with a combined 196 rooms in Chattanooga, Tennessee.
