CoStar: U.S. hotel performance mixed through Jan. 31

U.S. HOTEL PERFORMANCE was mixed in the week ending Jan. 31, with weekly occupancy up and ADR up year-over-year, according to CoStar. Nashville saw the largest occupancy gain and the largest ADR decline.

Occupancy rose to 54 percent for the week ending Jan. 31 from 53.9 percent the previous week but fell 4.3 points year-over-year. ADR declined to $150.55 from $152.64, up 0.2 percent year-over-year. RevPAR fell to $81.37 from $82.24, down 4 percent from the same week in 2025.


Among the top 25 markets, Nashville had the largest occupancy gain, up 24.1 percent to 71 percent and the largest ADR decline, down 13.8 percent to $140.49. The change was driven by Winter Storm Fern, as hotels offered discounted rates to displaced residents.

Minneapolis had the highest RevPAR gain, up 18.9 percent to $67.26, while Las Vegas had the largest declines in occupancy, down 10.4 percent to 69 percent and RevPAR, down 14.2 percent to $116.44.
