NORTH POINT HOSPITALITY secured refinancing for the 506-room Marriott Nashville Tri-Brand in downtown Nashville, Tennessee. JLL Hotels & Hospitality Group arranged a five-year loan.

The property is one of two tri-brand hotels in the U.S., JLL said in a statement. It combines the AC Nashville Downtown with 209 rooms, Residence Inn Nashville Downtown/Convention Center with 172 rooms and SpringHill Suites Nashville Downtown/Convention Center with 125 rooms.

The hotel opened in 2019 and is one block from Music City Center, a 2.1 million-square-foot convention facility that has hosted over 2,650 events and 5.1 million attendees since 2013, generating $4.4 billion in direct economic impact, the statement said. It is near Broadway, Bridgestone Arena, the Country Music Hall of Fame and corporate demand drivers in downtown Nashville.

The property has 9,016 square feet of meeting space, a 12,562-square-foot outdoor pool and hot tub deck, a fitness center and 275 parking spaces with valet. In January 2025, a $13 million expansion added 36 Residence Inn rooms, bringing the total to 506 keys.

Atlanta-based North Point, led by President and CEO S. Jay Patel, has developed 30 hotels with over $650 million in investment. The company owns nine hotels in the Southeast, including eight Hilton and Marriott properties and has five more under construction or development with total costs exceeding $500 million.

The JLL team was led by Americas CEO Kevin Davis, Americas President Dan Peek and Managing Director Mark Fisher, with Senior Director Carolina Bernal, Associate Carly Pomerantz and Analyst Malia Buljat.

“We are pleased to have arranged this financing for North Point Hospitality,” Davis said. “The Marriott Nashville Tri-Brand represents a rare asset as one of two tri-brand hotels nationwide, combining three Marriott brands under unified management to capture diverse demand segments while driving operational efficiencies. Nashville continues to show strength as a hospitality market, with convention activity, corporate growth and leisure demand.”

Separately, Peachtree Group originated $18 million to support the acquisition and renovation of the 78-key Byways Hospitality portfolio in Alpine and Fort Davis, Texas. The portfolio includes the 27-key Holland Hotel, to be expanded to 28 keys, the 30-key Hotel Limpia and the 21-key Maverick Inn.
