IHG HOTELS & RESORTS and Modest Structures Pvt. Ltd. are developing the 45-key Garner Bhiwadi in Khairthal-Tijara district, Rajasthan. The hotel, scheduled to open in 2027, will be managed by United Hospitality Management.
It will mark the brand’s fourth hotel in India. The signing reinforces owner confidence in the brand’s low-risk, high-return proposition, according to IHG.

In a high-demand industrial market like Bhiwadi, Garner’s efficient model enables partners to quickly scale hospitality offerings that combine reliability with a strong return profile.”
Deepika Arora, UHM’s managing director, said that with three Garner hotels already in the pipeline, the company will leverage its operational expertise to meet the exacting demands of industrial hubs like Bhiwadi.
The New Delhi-based developer group is led by Director VD Shankaran.
Recently, IHG and Rajdeep Infra & Sales Pvt. Ltd. signed to develop a 135-key voco Lucknow in Ashiyana. The hotel is under construction and set to open in the third quarter of 2029.
