First U.S. Ruby Hotel planned for Chicago

The first Ruby Hotel in the U.S. is planned for downtown Chicago.

IHG HOTELS & RESORTS and Ruby Group will bring the Ruby Hotels brand to the U.S. with a property in downtown Chicago. The project involves redeveloping the Inn of Chicago, a late-1920s building one block east of the Magnificent Mile.

Under a 30-year franchise agreement, Ruby Group will manage the renovation and repositioning, with work starting in late 2026 and opening planned for 2027, IHG said in a statement. The 22-story, 412-key hotel is being developed by Berk Properties, led by Principals David Davidson and Rajesh Masina.


“We’re incredibly excited to bring our first U.S. Ruby Hotel to Chicago, an iconic city with a deep architectural and cultural legacy,” said Jolyon Bulley, IHG Americas CEO.

Michael Struck, Ruby founder and CEO, said the project marks a significant milestone for Ruby Group and its international growth.

“Ruby Group’s operating platform will also now be launching in North America, offering extraordinary operating efficiency to investors with a unique operating set-up that utilizes both centralization and automatization to drive margins while lowering operating risks,” he said.

Berk has more than 25 years of experience in U.S. residential and hospitality real estate.

Ruby Hotels’ U.S. introduction comes less than a year after IHG’s acquisition of the brand and four months after it became available for U.S. development, the statement said. Founded in Germany in 2013, Ruby has 35 hotels open or in the pipeline across major European cities and aims to expand to more than 120 hotels globally over the next decade, reaching 250 within 20 years.
