Dallas Leads U.S. Hotel Pipeline Growth in Q3

Dallas leads the U.S. hotel pipeline at the end of the third quarter with 197 projects, according to Lodging Econometrics.

DALLAS LED THE U.S. hotel construction pipeline at the close of the third quarter with 197 projects and 24,310 rooms, according to Lodging Econometrics. Nationwide, renovations and brand conversions total 2,043 active projects with 271,177 rooms.

LE’s “Q3 2025 U.S. Hotel Construction Pipeline Trend Report” found that 490 new hotels with 57,479 rooms opened nationwide during the quarter. The markets with the most openings were Atlanta with 17 hotels and 1,776 rooms; Dallas with 14 and 1,446; New York with 11 and 1,243; Nashville with 9 and 1,198 and Orlando with 8 and 2,827.


Meanwhile, the next four markets in the pipeline are Atlanta with 160 projects and 18,239 rooms; Nashville with 130 projects and 17,183; Phoenix with 125 projects and 16,481 and Austin with 124 projects and 14,486, the report said. Phoenix leads projects under construction with 36 projects and 5,009 rooms, followed by Dallas with 32 and 3,668; New York with 31 and 5,458 and Miami and Atlanta with 21 each.

Dallas also leads in projects scheduled to start in the next 12 months, with 80 projects and 8,894 rooms and in early planning, with 85 projects and 11,748, LE said.

LE analysts forecast that for year-end 2025, New York City will lead with 21 new hotels and 2,771 rooms. Atlanta and Dallas follow with 19 each and 2,144 and 1,918 rooms respectively. Then Phoenix with 13 and 2,415 and Nashville with 11 and 1,437.

Looking ahead, LE’s forecasts for 2026 show Dallas and Phoenix each leading with 25 new hotel openings, 2,746 and 2,698 rooms, followed by Nashville with 15 and 1,995; Atlanta with 15 and 1,478 and Houston with 14 and 953.

In 2027, LE analysts project Dallas to lead with 34 new hotels and 3,142 rooms, followed by the Inland Empire with 26 and 2,764; Atlanta with 26 and 2,640; Phoenix with 19 and 2,332 and Nashville with 16 and 1,596.

A recent report by LE found the global hotel pipeline reached 15,871 projects, up 3 percent year-over-year, and 2,436,225 rooms, up 2 percent, according to Lodging Econometrics. The U.S. led with 6,280 projects and 737,036 rooms, representing 40 percent of the global total. Dallas topped U.S. cities with 199 projects and 24,497 rooms, the highest on record.

PEACHTREE GROUP IS expanding into the convenience and fuel retail sector, providing up to $200 million to The Briad Group to develop and acquire new sites. Its private credit platform will support two to four Circle K stores and mini Travel Center projects annually.

Each 7,000-square-foot location combines fuel, convenience retail and quick-service restaurants including Wendy's, Dunkin', Jimmy John's and Buffalo Wild Wings Go, Peachtree said in a statement.
