3H Group and Dallas Lodging Associates LLC secured financing for the 337-room Renaissance Dallas North Hotel in the Las Colinas district of Irving, Texas. JLL Hotels & Hospitality Group arranged the financing through Western Alliance Bank.
The property is near $6 billion in new and planned multifamily and retail developments, supporting about 26 percent population growth within three miles, JLL said in a statement. The hotel provides direct access to Dallas’ Urban Center, the Galleria Mall and lies between DFW International Airport and Dallas Love Field. The 12-story property has 25 suites and 22,670 square feet of meeting and event space, including a 5,620-square-feet ballroom.
The companies acquired the hotel in July 2025 and plan a renovation to restore pre-pandemic performance and rebuild the group travel segment, JLL said. 3H Group, based in Chattanooga, Tennessee, is led by President and CEO Hiren Desai.
The JLL Hotels & Hospitality team representing the borrower was led by Managing Directors Jillian Mariutti and Adrienne Andrews, with Analyst Pierce Rutledge.
“Las Colinas has established itself as Dallas’ corporate hub, with population growth and ongoing development creating strong support for hospitality assets in this corridor,” Mariutti said. “With 3H Group’s track record across an extensive hotel portfolio and Sun Companies’ full-service management expertise, this partnership combines capital and operational experience to unlock the property’s value-creation potential.”
Phoenix-based Western Alliance Bank specializes in hospitality and commercial real estate lending.
Barry Lieberman, head of hotel franchise finance, said the financing reflects confidence in the Las Colinas market, the asset’s fundamentals and 3H Group’s operating approach.
“We value partnering with experienced owners and advisors like 3H Group and JLL to support hospitality projects that strengthen dynamic business corridors such as Las Colinas,” he said.
In December, 3H opened the 120-suite Hyatt Studios Huntsville in Huntsville, Alabama.
