DESTINY PARTNERS LLC and stayAPT Suites signed a franchise deal for five Pennsylvania locations: Lancaster, Reading, York, Bethlehem, and Allentown. Construction begins this spring on the first 94-room, four-story property in Lancaster.

Destiny Partners co-founder Shakher Patel leads the firm, while Gary DeLapp is stayAPT Suites' president and CEO.

Destiny Partners and Destiny Hospitality oversee the development, construction and management of extended stay and lifestyle hotels and multifamily properties.

“We believe this model, combined with their spacious suites, will allow stayAPT Suites to capture more than their fair share of the extended stay market, providing a strong guest experience and solid financial performance for our investors,” Patel said.

DeLapp said the partnership with Destiny Partners is a step in stayAPT Suites’ U.S. expansion.

“This agreement strengthens our national presence and expands the brand’s footprint into Pennsylvania,” he said. “These locations will provide travelers with the comfort of a full-size living space—complete with a kitchen, living room, and separate bedroom—offering the consistency of a hotel with the livability of an apartment.”

Matthews, North Carolina-based stayAPT Suites, which was launched in January 2020, plans to open more than 40 hotels soon.

Miami-based Archer Capital Group, led by CEO Bakul Sanghvi and Managing Principal Rahil Sanghvi, acquired the 65-key Homewood Suites by Hilton Augusta in Augusta, Georgia from an institutional seller.

MORE THAN 250 American Hotel & Lodging Association members met with lawmakers in the U.S. Senate and House to discuss legislative priorities critical to the hospitality industry. They raised concerns about tax and trade policies impacting hotel operating costs and travel demand amid ongoing budget reconciliation and tax negotiations.

Members also discussed expanding and upskilling the hospitality workforce through measures such as adjusting the H-2B visa cap and protecting the franchise model, which supports more than half of all U.S. hotels and 2.8 million jobs, the association said in a statement.

CBRE: RevPAR to grow 1.3 percent in 2025

U.S. HOTEL REVPAR is expected to grow 1.3 percent in 2025, supported by urban markets from group and business travel and increased demand for drive-to and regional leisure destinations, according to CBRE. Occupancy is forecast to rise 14 basis points and ADR 1.2 percent year-over-year.

This represents slower growth than CBRE’s February forecast, which projected 2 percent RevPAR growth based on a 21-basis-point increase in occupancy and a 1.6 percent rise in ADR, the commercial real estate and investment firm said.
