KABANI HOTEL GROUP facilitated the sale of the 50-room voco hotel in St. Augustine, Florida, for $9 million, or $180,000 per key. The deal closed at a 6.3 percent capitalization rate and a 5.3x room revenue multiple.


The 2019-built voco, part of the IHG Hotels & Resorts portfolio, is on Anastasia Island, according to IHG. It is near Castillo de San Marcos, the Lightner Museum, St. George Street, the Colonial Quarter and Flagler College.

The property was under contract and closed in 44 days, reflecting investor confidence in branded, leisure-focused assets in Florida’s high-barrier secondary markets, Kabani said in a statement. The transaction was exclusively listed and brokered by Lucas Mondino, partner at Kabani Hotel Group.

“St. Augustine is one of Florida’s most durable leisure markets, with a walkable historic core, limited hotel supply growth and strong year-round demand,” Mondino said. “The sale of this asset represents a win for both buyer and seller, driven by construction quality, location fundamentals, and brand equity.”

In November, Kabani held its 9th Annual Investment Forum at the JW Marriott Marquis Miami, with over 300 attendees. The Miami-based brokerage firm is led by founder and CEO Ahmed Kabani.
